With all the changes in legislation that has been implemented over recent years, we take a look forward at what changes are on the horizon.
Banning of letting agent fees to tenants
Back in June, the Government announced its plans to bring in legislation to ban the charging upfront fees to tenants. They also, rather surprisingly, announced a cap on deposits equal to a month’s rent.
Client Money Protection
The Government announced back in March that Client Money Protection will become mandatory for all agents.
Housing and Planning Act.
This Act includes new rules regarding Recovering Abandoned Premises, the introduction of a Database of Rogue Landlords and Letting Agents and enforcement of Banning Orders.
Housing in Multiple Occupation
The Government has set out plans to extend mandatory licensing of HMOs.
From 1st April 2018, all properties that have either a new or renewing tenancy must have a minimum EPC rating of E or above. From 1st April 2020 this will apply to all existing tenancies.
Electrical Safety Checks
The Government is considering making electrical safety checks mandatory for all rental properties.
