Landlords
We can offer landlords various levels of service, each tailored to suit your particular requirements:
TENANT FINDING
Our tenant finding service includes the following:
- A visit to your home to discuss such matters as the rent you require; the type of tenants you seek (e.g. no pets, children,
smokers etc) and the availability of your house.
- Advice on the legal requirements for gas, furnishings and electricity checks, the condition of the house and the advisability of redecoration or improvement to present the house at its best.
- Advice on tax, buy-to-let, insurance and overseas landlords' requirements.
- We photograph your property, place the pictures and details on our website and we advertise it in the relevant local paper.
- We show your house to prospective tenants.
- We take up references from the employer, bank, landlord, solicitor or accountant (where relevant) and also make further enquiries through an independent credit search agency.
- We draw up a very detailed inventory and ‘schedule of condition’ of everything in the property.
- We draw up an Assured Shorthold Tenancy Agreement.
- We arrange a date for the move in and inform the utility companies (gas, electricity, council tax and water authorities) of the change of occupant. Please note: we are unable to deal with the telephone companies.
- We move the new tenant into the house upon receipt of a month’s rent and a security deposit and we arrange for the ongoing rent to be paid into your bank each month using automated bank transfer.
- At this point we give your details to the tenant so that in the event of problems they can contact you.
FULL PROPERTY MANAGEMENT
The service is the same as for tenant finding, however in addition:
- We manage any maintenance issues that arise and can supervise the replacement of fixtures and fittings in your absence.
- We visit your property every four months and send you a report on your house with details of any repairs that have been carried out.
- We produce a monthly statement of account which is sent to you with copies of all receipts.
- We keep a close eye on rent arrears and take appropriate action where necessary
- At the end of each financial year we send you a complete statement of account in a format that is accepted by the Inland Revenue, with a suggested list of tax deductable items and charges.
- If you are resident overseas, we take responsibility for paying the tax on your rental income unless we have been instructed otherwise by the Inland Revenue.
ADMINISTRATION AND MOVE OUT
- We arrange a date for the move out.
- We inform the utility companies (gas, electricity, council tax and water authorities) of the meter readings and change of occupant.
- We carry out a detailed inspection of the property using the inventory as the benchmark for dilapidations and damage.
- We arrange for any dilapidations to be repaired using the deposit if necessary.
- A small charge for moving tenants out of a house is levied for non-managed properties.
MANAGEMENT OF AN EMPTY PROPERTY
- If you prefer to leave your property unoccupied, we can carry out routine visits as required.
SUPERVISION OF MAINTENANCE AND BUILDING WORK
- We can advise on contractors and supervise building, renovation work and any maintenance projects on your behalf.
