Tenants
We hope that you will be able to find a suitable property from the wide selection available on our website. If you decide to take one:
- We give you application forms and ask for a reservation fee to hold the property plus a fixed fee per adult tenant to cover referencing charges.Once satisfactory references have been received, we will send you a tenancy agreement to read. This should be brought with you and signed on the day you move in.
- We require rent to be paid in advance and you will also be asked for a dilapidations deposit. These funds must be cleared through our bank before keys can be released. Alternatively we can accept a banker's draft or cash on the day of move in. Rent thereafter is paid by standing order.
- Your deposit is held as part of the Tenancy Deposit Scheme and Jolly Property Services acts as 'Stakeholder’. This means that all or part of the deposit may not be released at the end of the tenancy without the agreement of both landlord and tenant. In the event of a dispute the Tenancy Deposit Scheme will provide an independent arbitrator to intervene.
- We require you to have adequate insurance to cover any damage to the landlord's possessions. Jolly Property Services will recommend an insurance company which offers suitable cover at a competitive rate. You can take out your own policy but we require a copy for our files.
- We ensure that all necessary safety checks to gas and electrical appliances have been completed before the start of the tenancy. We also read meters at the start of the tenancy and change the utility bills into your name. The telephone is your responsibility.
- If the property is managed by us, we deal with any maintenance issues as they arise and task the relevant approved and vetted contractor to do the work. He will ring you to make a mutually convenient appointment to visit. With your permission we can issue keys so that the work can be done in your absence during working hours.
- If the property is managed by your landlord, we will give you the landlord's contact details so that he can be informed of any problems as they arise.
- When you wish to leave the property at the end of the term (or at any time thereafter), we require 1 month's notice. This should correspond to your rent payment date (i.e. if you pay on the 14th we require notice by the 13th).
- We will check the property on the final day of the tenancy in line with guidance notes which are sent to you when you give notice.
- We aim to return your deposit promptly but if there is a dispute then the deposit will be held until the arbitrator makes a decision.
